Holiday homes are made for moments of joy and ease. But when demand dips in the low season, it can be hard to strike the right balance between pricing your holiday home in a way that feels right for you, but also gets the results. That’s why we’ve asked our pricing expert, Frank Putman, for his best advice.

Frank’s career began in a bank dealing room, pricing complex financial products. But in 2015, he turned his focus to something more personal: holiday homes. I joined Landfolk in October 2024 to run pricing and distribution after nine years in the vacation rental industry,” he says.

Why off-season pricing matters more than you might think
Low season weeks aren’t just a little quieter – they behave entirely differently from peak season. There’s less demand overall, so even a small mismatch in pricing can be the difference between getting booked or not attracting any guests at all.
In the off-season, it’s way more important that our prices are correct. If your price is slightly too high in peak season, your holiday home probably still gets booked. But in the low season, that demand isn’t there – so small tweaks really matter.
Keeping a year-round price may feel easier, but it often leads to missed bookings. “It basically means either your price is too low in high season or too high in low season,” Frank notes. This is where seasonal pricing comes in. It allows your holiday home to stay attractive for guests without you needing to second-guess each adjustment.
What the data tells us – and how it helps you
Frank and his team use both Landfolk’s internal booking data and broader market trends to make recommendations. “We’ve looked at the historical demand in every region where we have homes,” Frank says. “That allows us to suggest seasonal prices for the whole year – not based on guesswork, but on actual data.”

It’s not one-size-fits-all. Every suggestion is based on past performance for your area and home type – and it’s always just that: a suggestion. “We don’t know everything about your house – but you do,” he says. “So we compare your home to similar listings in the area and provide a starting point. From there, you can always adjust.”
Small changes, big impact
One thing that can surprise many is just how powerful pricing adjustments can be. “Especially in the low season, even a small price difference can shift your visibility completely,” he says. Guests compare options quickly and they often set a price filter when searching for a holiday home. This does not mean that you will have to set a lower price for your home in this period of time, but it means that the more your pricing is aligned with the seasonal price for your region and house type, your chance of securing the guests’ attention is way higher.
Frank recommends three actions for hosts who want more bookings in the low season

Check the spread between your high season and low season prices. Based on market data, we know that those who have a 40–50% difference between these two periods tend to attract far more guests.

Enable seasonal pricing. Trying to simulate seasonal pricing using flat pricing and manually adjusting can be very time-consuming and still less effective. We’ve already done the work to map the demand for your region, so it makes sense to activate the seasonal pricing tool for your holiday home.

Offer flexibility. Flexible cancellation policies, shorter stays, and flexible arrival days – especially in the low season – make a huge difference.

How to adjust your prices
Go to My Landfolk and go to your home. Then click on Settings and go to Pricing. Here you will first see our recommended prices for your holiday home in the low season and high season, and you can adjust accordingly in the boxes just underneath.
What are seasonal prices? We set your prices based on previous seasonal trends in your holiday home area – always within your chosen range.
What are daily prices? With our daily prices option, you set a price for weekdays per night and a price for weekends per night, which will then be your set prices for the entire year. However, you can manually adjust prices in the calendar for specific dates.
