Thatched house with private waterfront on Schlei

You're standing ten metres above the Schlei, with nothing but water and the horizon stretching out before you. In 2026, we completely gutted this white-clinker, thatched-roof house, built in 1958, and brought it up to a standard you rarely find on the Baltic Sea: a heat pump, underfloor heating, a smart home system and a 100-inch home cinema. Add to that a 2,700 m² plot with about 90 metres of private waterfront—a tranquillity you can’t book, only discover.

The living area opens up over two levels all the way up to the roof ridge. Floor-to-ceiling windows frame the view of the Schlei; you can light the panoramic gas fireplace by remote control. The Siemens StudioLine kitchen is designed for multi-course dinners, and the dining table stands directly by the panoramic window. Two bedrooms, each with a double bed, sit beneath the historic ceiling beams, both featuring a glass desk in the dormer. The main bathroom, featuring a rain shower and double sink, is generously sized. There are two terraces facing the Schlei, depending on which way the wind's blowing. The lawn wraps around the entire house; old oak trees provide shade, and beyond them begins the slope down to the water. A nature trail leads down to the property’s own stretch of shoreline—secured by a solid stone embankment. You can set up a table tennis table in the garage, and you can grill on the Enders electric grill. The fenced-in garden covers about 300 m², and the total property spans 2,700 m². Karschau sits between Arnis and Lindaunis, in one of the most beautiful corners of Angeln. Sailboats glide by, white-tailed eagles circle overhead, and in the evening, the light lies flat across the water. Kappeln, with its harbour and restaurants, is just a few minutes away, and the Baltic Sea beaches near Olpenitz and Damp are within reach for an afternoon outing.
